Another serious suggestion, find a place to rent in more secluded part of Donabate, get Dart into town. Very short commute and Donabate has a gorgeous beach.

I know myself, 11km is too far for a bike commute for me personally.
Malahide, although nice is still a bit suburb for me.
Plus, my boss lives there.
